Planning a New Home Before the Summer Break

11.11.2025

The lead-up to summer often gets us thinking about what comes next. A different neighbourhood, more useful space or a home that better suits the way you live might be on your mind.

If a new home is part of that picture, you can start the conversation before you have everything worked out. Use this time to explore your options, gather ideas and understand the next steps.

There is no need to turn the summer break into a deadline for every decision. Your budget, the home or site and the people involved will shape the timing.

Work back from when you want to move

If your move needs to happen soon, start by looking at homes currently listed for sale. Ask which are completed, which are under construction and what the actual purchase and handover arrangements are.

If you have more time and want to shape the home around your needs, explore Design + Build. Your Classic Builders team can explain what needs to happen before construction begins.

Use the break to gather useful ideas

Think about what works in your current home and what you would change. Look at storage, how rooms connect, outdoor living and the places where your daily routine feels awkward.

Collect a few photographs and note what you like about each one. Our home design brief guide can help you turn those ideas into a useful starting point for a designer.

You do not need a perfect brief. Knowing your main priorities and the budget you want to work within is enough to begin.

Check the dates that matter

Ask your lender, solicitor and project team about their availability and any deadlines relevant to your plans. Confirm when decisions, documents and payments will be needed.

If you are selling a home or managing a tenancy, include those dates in the discussion. Make sure everyone understands which dates are confirmed and which are estimates.

Give yourself time to choose well

It is tempting to feel that everything should be settled before the holidays. Focus instead on the decisions that are genuinely needed next.

Ask for a clear selection schedule and understand what happens if a choice changes. Our guide to making new-build selections easier can help you keep the process manageable.

Can you start planning now and move later?

That is worth discussing with your team. Design, investigations, approvals and finance all need to fit together, and the programme should reflect your particular project.

Talk with your local Classic Builders team about your timing. Start with where you are now, what you would like to achieve and the next practical step.
