How to Make New-Build Selections Easier

12.01.2026

Choosing the details for your new home can be one of the most enjoyable parts of the journey. It is also easy to feel a little overwhelmed when there are colours, fittings and finishes to think about at once.

You do not need to make every decision in one sitting. A clear set of priorities, a selection schedule and a budget you can refer back to will help you work through the choices with more confidence.

Start with what matters to you

Think about how you want the home to work before thinking about how it will look. A practical kitchen, plenty of storage or a quiet place to work might matter more than a particular finish.

Write down your priorities and use them when two choices compete for the same budget. Bring photographs too, but explain what you like about them. Is it the colour, the texture or the way the space feels?

Know which decisions come first

Ask your project team for the selection schedule. Find out what needs to be decided for design, pricing, approvals and ordering, and who will record your choices.

Some changes have a wider effect than others. Choosing a different tap is a different conversation from moving a bathroom wall. Ask before deciding, especially if the timing is close.

Look at related choices together

Place cabinetry, benchtop, flooring and paint samples beside one another where possible. Think about how the materials will be used and cleaned as well as their appearance.

In the bathroom, consider the vanity, shower, lighting and storage together. Our bathroom design guide and kitchen planning guide can help you prepare for those conversations.

Keep your budget close

At each appointment, check whether an option is included or an upgrade. Ask for the complete change cost, including any related work.

Keep a running total of approved extras. That makes it easier to decide where you would like to spend a little more and where the included option already works well.

Keep a clear record

·         Record the product, model, colour and finish where relevant.

·         Check choices against the latest plans and specification.

·         Confirm any cost or timing changes before approving them.

·         Keep the agreed version somewhere the project team can access.

When you see things differently

If your household cannot agree on a finish, come back to the room's purpose, the care it will need and your budget. A smaller shortlist can make the choice easier.

For House + Land, the available selections depend on the home and construction stage. Read what you may be able to personalise, then ask about the options for your particular package.

Talk with your Classic Builders team about your selections. A little preparation helps you enjoy choosing the details that will make the home yours.
