Get in touch
You have found a section you like and can picture your new home there. Before getting too far into the plans, it helps to understand what the land will ask of the build.
A site evaluation brings the early questions together. It helps your builder consider the home, the section and the information still needed before the design and price can be developed.
It is a starting point for understanding your property, rather than a promise that every question can be answered in one visit.
Look at how the home could fit
The team can begin by considering the site's shape, slope, access and the position of the proposed home. Sun, privacy, neighbouring buildings and outdoor space belong in that conversation too.
You might discover that a different position or layout would work better. Exploring those options early is easier than trying to resolve them after the design has been settled.
Gather the information you already have
Bring the title, survey, property reports, service information and any existing drawings or investigations. Have the relevant advisers explain restrictions and technical findings.
Our section buying checklist helps you identify the information to look for. Let the team know if something has not been checked yet, rather than assuming it will be straightforward.
Understand the effect on your budget
Ground conditions, earthworks, foundations, retaining and drainage can influence the scope of work. So can getting construction vehicles onto the site or arranging service connections.
Ask what has been allowed for, what still needs investigating and how the results could affect the price. Keep any unresolved allowances visible in your budget.
Know when further investigation is needed
A site visit can raise useful questions, but some answers may require a survey, geotechnical report, engineering assessment or council information.
Ask who will arrange that work, what it costs and when the information is needed. Agreeing the next steps helps keep the design moving on a clearer footing.
Explain what you want from the home
Tell your builder about your priorities as well as the land. Do you want to keep a particular view, make the most of an outdoor area or create privacy between parts of the home?
Include your total budget and anything you know about access or existing services. Your observations can help the team decide what to explore further.
Start with the right questions
Arrange an early site conversation with your local Classic Builders team. We can discuss the home you have in mind and the information needed to work towards a site-specific design and price.
