If you are considering a new home as a rental, a House + Land package gives you a particular property and specification to assess. It can be a useful starting point, but the investment still needs to make sense for your circumstances.
Look at the likely tenant, the location, the full costs and the responsibilities of owning the property. A new build is not a promise of rent, a return or an investment that looks after itself.
Start with the people who might live there
Ask for local rental evidence and have a property manager explain how the proposed home compares with nearby options.
Think about the layout, parking, storage, access and outdoor space. Those details help you assess suitability, alongside the location and evidence about demand.
Budget through to the first tenancy
Include finance, rates, insurance, management, maintenance and the possibility of a vacancy. Think about costs before completion and between handover and the first rent payment.
Use realistic assumptions and test what happens if the property takes longer to let or an expense changes. Obtain appropriate financial advice rather than treating an advertised rent estimate as guaranteed income.
Read the package carefully
Check the plans, written specification and package inclusions. Ask what needs to be added before the property is ready for tenants, such as window coverings or outdoor work if these are excluded.
Have your solicitor review the title, restrictions and agreement, and your lender confirm the funding structure.
Check the rules for your actual investment
Discuss tax treatment with your adviser using your ownership and finance arrangements. IRD's property interest guidance explains the current rules; do not assume a tax outcome from the home being new.
Check Tenancy Services guidance on Healthy Homes compliance and the property's actual specification. Being newly built does not replace checking the requirements that apply to the rental.
Decide how you want to manage it
A property manager may take care of agreed day-to-day tasks, but you still need to understand the fees, maintenance authority and responsibilities you retain.
Our property manager guide helps you compare the services. Keep enough time and budget available for decisions that remain yours.
Take the next step with the actual property
Browse current Classic Builders homes and request the information for a property you are considering. Talk with the local Classic Builders team about the home, then assess the investment with your own advisers before committing.
