The right home is not always the biggest one. It is the one that gives you useful space for the way you live, without adding rooms or upkeep you do not really want.
Right-sizing might mean a smaller home, a different layout or a better balance between indoor and outdoor space. Start with what you want to make easier, then look at the design that could support it.
Notice which rooms you actually use
Think about a normal week in your current home. Where do you spend time? Which spaces are busy, and which mostly collect things?
Consider working from home, visitors and the privacy different people need. A room that can adapt may be more useful than separate spaces for activities that rarely happen at the same time.
Our guide to how much space you need helps you think beyond floor area.
Give storage a proper place
List the belongings you want to bring with you, from linen and kitchen equipment to sports gear and tools. Think about where each will be used.
Build storage into the layout rather than hoping it will fit later. This can make everyday life easier without simply enlarging every room.
Think about ease of use
Look at circulation, entrances, bathrooms and the route from the car to the kitchen. Consider the household's needs now and anything you would like the design to support later.
Discuss particular access requirements early so the team can explore the layout and details with you.
Choose the outdoor space you will enjoy
You might want room to garden, a place to eat outside or less lawn to maintain. Think about privacy, shelter and access as well as the size of the section.
An outdoor area only adds useful space if it suits how you want to spend time there.
Compare the whole move
Look at the purchase or build price alongside moving, legal costs, excluded items and any sale of your existing home.
A smaller home is not automatically the cheaper complete option. Compare the location, specification and scope together, using figures for the actual properties.
Could House + Land work for you?
A suitable package may already have the layout and location you want. Check dimensions, storage and the written inclusions, and ask what choices remain available.
If the plan needs substantial changes, it is worth comparing House + Land and Design + Build before deciding.
