Choosing a builder is about finding a team you can work with through a lot of decisions. You want to understand the home, the price and how you will stay informed as the project moves forward.
You do not need to know every technical detail before the first meeting. A few thoughtful questions can help you compare the offers and feel more comfortable with the process.
What have you allowed for on my site?
Ask which reports have been reviewed and what still needs investigating. Find out how access, ground conditions, services and drainage have been considered.
Our site evaluation guide explains the early questions. If an allowance is still provisional, ask what will turn it into a confirmed scope and cost.
What is included in the price?
Read the plans and specification alongside the inclusions and exclusions. Ask about site work, finishes, appliances and outdoor spaces.
For House + Land, use our inclusions checklist to help compare packages. A display home or headline price cannot answer every question about your actual offer.
How are changes handled?
Find out how a variation is requested, priced and approved. Ask whether it could affect timing as well as cost, and how the agreed version will be recorded.
Have your solicitor review the contract terms, including allowances, exclusions and any price-adjustment provisions.
Who will keep me updated?
Ask who your main contacts are at different stages and how you will receive updates. Find out how to raise a question and what happens if something needs a decision.
A clear communication process makes it easier to understand what comes next and what the team needs from you.
What supports the proposed timing?
Ask which milestones are confirmed and which are estimates. Understand what needs to happen before work can start, and how delays or changes will be communicated.
Keep your own selection deadlines in the conversation too.
Can I see completed work or hear from clients?
Visit Classic Builders showhomes and explore Classic Builders client stories. Ask which features and project arrangements are relevant to the home you are considering.
What happens after the build?
Ask about the walkthrough, completion documents, reporting concerns and the support arrangements for your project. Request the applicable warranty and care information in writing.
Bring your questions to your local Classic Builders team. A useful first meeting should leave you with a clearer understanding of the offer and the next steps.
