Buying a Holiday Home to Rent Out: What to Check

21.09.2022

A holiday home can be somewhere to enjoy time away, gather with family or return to a place you love. If you also want to rent it to guests, that adds another set of decisions.

Start by being clear about your own use, then assess the rental idea using local evidence and the complete costs. Rental income is not guaranteed, and the home should not be assumed to pay for itself.

Decide how you want to use it

Think about the weeks you want available for yourself, who might stay and whether you would use short stays, longer tenancies or another arrangement.

Your own bookings can affect the time available to rent. Build the assessment around the actual pattern you expect, rather than a full year of uninterrupted income.

Check the evidence behind the income

Ask for relevant local information about rates, bookings and demand. Consider the differences between peak periods and quieter weeks.

Test what happens if bookings are lower than expected. An advertised nightly rate does not show the income left after vacancies, fees and running costs.

Bring the full costs together

Include finance, rates, insurance, cleaning, utilities, management, maintenance and the costs of preparing the home for guests. Think about linen, furnishings and replacements too.

Our new-build budget checklist helps you identify items outside the building or purchase price. Obtain financial advice using your own figures and circumstances.

Check permission and cover

Ask the relevant council and your solicitor which requirements apply to the proposed use. Review title restrictions and any management arrangements.

Discuss the actual use with your insurer. A platform's advertised protection should not be assumed to replace the cover you need for the property.

Get tax advice on the arrangement

Your own use and rental use can affect the questions your adviser needs to consider. Give them the intended pattern, ownership and finance details.

Avoid assuming a general rental tax statement answers every question for a holiday home.

Design for care as well as comfort

Think about storage, cleaning, access and how someone will manage the home when you are away. Choose finishes with their care instructions in mind.

If you are considering guest accommodation on existing land, start with the More From Your Land pathway and investigate the particular site's requirements.

Talk with your Classic Builders team about the home or land you are considering. Then assess the rental proposal with your advisers, alongside the time you want to enjoy there yourself.
