If you want a home designed around your needs, you might be considering your own architect or designer. You may also want to explore the design pathway available through your builder.
Start with the work you need, the site and your complete budget. Then look at who will develop the design, coordinate the details and carry the information through to construction.
Be clear about the design brief
Describe how you want the home to work, your priorities and any particular site requirements. Decide whether you need a fully new design or whether adapting a suitable plan could meet the brief.
Our design pathway guide helps you compare the starting points. You do not need to choose the most individual route simply because one part of the home needs to change.
Bring the build budget in early
Share your total budget with the designer and builder. Ask how the design will be checked against it as decisions develop.
If a concept is already prepared, find out what further information is needed to price and assess it for the site. Early cost conversations help you understand the effect of the choices you are making.
Know who coordinates what
Clarify responsibility for drawings, engineering, consent documents, site information and revisions. Ask how the designer and builder will share updates and resolve questions.
Check the service agreements and fees, and make sure everyone is working from the current approved version. A clear handover of information matters whichever design route you choose.
Check the right to use the plans
Paying for design work does not automatically establish ownership of all plan rights. Have the agreement explained and confirm the licence or permissions for building, changes and any later use.
Get legal advice if those terms are unclear. Do not assume the builder can use or alter another designer's drawings without the relevant permission.
Explore the builder's design pathway
The Classic Builders Design + Build pathway includes conversations about existing plans and more individual designs. Ask which services are available for your project and how their scope and costs are defined.
Compare that proposal with an independent designer's service using the same brief and budget.
Choose a workable team arrangement
The useful question is which approach gives your project the design and coordination it needs. Read our design brief guide, then talk with your local Classic Builders team about the options. Bring any plans already prepared so the next steps can be understood.
