Buying off the plan gives you a home to consider before it is finished. Depending on the package and how far the project has progressed, you may also have choices that help it feel more like yours.
The starting point is the actual offer. Ask what is already decided, what you can choose and when the team needs your decisions.
Here is how to work through personalisation without making assumptions about what is available.
Get familiar with the agreed home
Review the floor plan, specification, land details and purchase agreement. Check which parts are fixed and whether any illustrations show features outside the offer.
Your solicitor can help you understand the contract, including how changes are handled. A plan or display image is useful, but the written documents define what you are buying.
Ask about the available choices
You may be able to choose some finishes or fittings, depending on the package and stage. Ask for the actual options rather than assuming every item can be changed.
Think about your household's priorities. A small number of well-chosen details may matter more to you than changing everything.
Our selections guide helps you keep those decisions manageable.
Know the decision dates
Some choices need to be made before materials are ordered or work reaches a particular stage. Ask for the schedule and what happens if you decide late or change your mind.
Keep approved choices together so there is a clear record for you and the project team.
Get the complete upgrade cost
Ask about the total price of a change, including related work, and whether it affects timing. Have the details agreed in writing before the work proceeds.
Keep a running total against your budget. An attractive product price does not necessarily cover every part of fitting it into the home.
Check what you may need after settlement
Review the package inclusions for flooring, heating, window coverings, appliances and outdoor work. Identify anything you will need to arrange separately.
Use our budget checklist to include those items in the complete cost of moving in.
What if you want a different layout?
Ask whether the change can be considered within this particular offer. Substantial changes may call for a different package or pathway.
Our House + Land and Design + Build comparison can help you explore the flexibility you need.
Explore the Classic Builders House + Land pathway or talk with your local Classic Builders team. We can explain the choices available for the home you are considering.
