If you are thinking about buying or building a home, you will probably hear the Official Cash Rate, or OCR, mentioned alongside mortgage rates.
The OCR is set by the Reserve Bank and influences interest-rate conditions. It matters to the wider borrowing environment, but it does not tell you exactly what a lender will offer or what your repayments will be.
The useful next step is to understand your own funding options and household budget.
Check the current information at its source
Read the Reserve Bank's monetary policy information for the current OCR and official decisions. Rates can change, so a figure in an older article may no longer apply.
Use that information as background for a lender conversation, rather than treating it as a forecast of your next mortgage rate.
Why do mortgage rates move differently?
Lenders consider factors beyond the OCR, including their funding costs, expectations and lending terms. Fixed and floating offers can respond differently.
Ask your lender to explain the actual rates, fees and conditions available to you. Compare the complete arrangement rather than one headline percentage.
What should you check for a new home?
Start with the amount you need to borrow, your own contribution and the timing of payments. Confirm how long an approval or offer is valid and what evidence the lender needs.
For a House + Land package or building contract, take the actual documents into the conversation. Our payment structure guide and deposit guide explain the questions to ask.
Consider the period before you move
If your build involves staged drawdowns, ask how interest is charged as funds are released. Include any existing mortgage, rent or temporary accommodation in the budget.
Check how a change in the programme could affect those costs. What you can comfortably manage during construction matters alongside the eventual repayments.
Test more than one scenario
Ask what your budget would look like if borrowing costs changed or a household expense increased. Keep room for the other costs of buying, moving and caring for the home.
Our new-build budget checklist helps you bring those figures together. Financial advice should reflect your circumstances and the agreement you plan to sign.
Keep the decision grounded in your needs
A lower OCR does not guarantee rising house prices or a financial return. Focus on the home you need, the actual offer and a budget you can support.
Ask your Classic Builders team for the property or build information your lender needs. Then work through the funding options with your lender before committing.
