When you imagine your next home, it is easy to start with a number: three bedrooms, two living areas or a particular floor area.
Those details matter, but useful space is about how the rooms work together and what you need them to do. A well-suited layout can feel very different from another home with the same floor area.
Before deciding how much space you need, walk through your everyday life and the belongings you want the home to accommodate.
Start with the people living there
Think about who uses the home now and how that could change. Consider working from home, visitors, shared routines and the need for a quiet place away from the main living area.
Some rooms can do more than one job. Ask whether a flexible space could meet your needs before adding a room that may rarely be used.
Put your furniture on the plan
Check the dimensions of the pieces you want to bring with you. Place beds, a dining table, sofas and desks on the plan, then consider the space needed to move around them.
Look at doors, wardrobes and routes through the room. A bedroom that fits a bed still needs to work when someone opens a drawer or walks past it.
Make storage part of the design
Think about where everyday things will go: linen, bags, cleaning equipment, sports gear and the items you keep in the garage.
Useful storage can make a home easier to live in without simply making every room larger. Talk through the size and location of cupboards alongside the rest of the layout.
Consider the home and section together
Outdoor living, parking, access and garden upkeep influence how much indoor space feels right for you. Look at how the layout connects to the section and what remains outside the building.
Our section buying checklist and guide to sun, wind, privacy and noise help you think about the whole property.
Compare the complete cost
A larger home can mean more building work, finishes and space to look after. A smaller layout may still need features that matter to you.
Compare the full specification and budget rather than choosing from floor area alone. Our right-sizing guide looks at the same decision from the way you want to live.
