And for older homes, those costs can stack up quickly. The stuff we don’t do (and why)

Some builds run on “estimates” or cost-plus contracts. That’s a fancy way of saying you carry the risk:
• If materials go up, you pay more.
• If a tradie takes longer, you pay more.

There’s a place for cost-plus if you’re a seasoned developer and actively managing risk, but most home buyers want clarity, not guesswork.

What’s a turnkey build?

You pay a deposit now, then nothing more until handover day.

The builder carries the finance in the meantime.

Why some people love it: it’s clean and simple. You’re not juggling mid-build payments.

What to know: you may pay more overall (because the builder is taking on the finance risk).

What are progress payments?

You pay in stages as the build progresses (slab, framing, roof, etc.).

Your lender releases funds at each stage, so you’re paying for what’s been completed.

Why many new-home buyers choose it: it can be lower overall cost, often bank-friendly, and you can see the home taking shape as you go.

The detail: there can be a short period where you’re juggling rent + small repayments, but many lenders can structure this with interest-only options during construction (always confirm with your bank).

Which one’s right for you?
